Kigali Investment Company commenced it's first real-estate development project in 2006 with the construction of the Kigali city market. The project was successfully completed in 2011, delivering a state-of-the-art commercial property. Upon completion members of the private sector capitalized on the opportunity, renting available spaces. The multi-story building was fully occupied across all floors. The growing demand for commercial properties and warehousing spaces subsequently prompted KIC shareholders to acquire three more properties in close proximity to the Kigali City Market.
These initial developments provided KIC's management with insightful and encouraging learning experiences which led to a steady expansion in the commercial real estate market. KIC's most notable acquisition being in 2017, when KIC won the bid to buy the Kigali city mall the building formally renowned as Union Trade Center (UTC). Located in the city center, the mall provides an optimal environment for both businesses and shoppers. This acquisition Strengthened KIC’s presence in the commercial real-estate market.
Throughout this period, KIC focused on three pillars for growth
- Strategic Investments: We expanded our portfolio with a focus on high-value properties.
- Tenant Centric Services: We focused on ensuring high-quality services and customer satisfaction.
- Integrated Real Estate Model: We maintained an integrated real-estate model where we own and manage the properties in our portfolio. This allowed us to ensure a seamless approach to real-estate management.
By the end of the decade, KIC had established itself as one of Rwanda’s leading real estate firms, with more than 935 commercial rental spaces, housing over 1000 businesses.
Through effective resource management, strategic investments and a strong commitment to quality, KIC has continued to grow both in clientele and financial performance. In 2024 KIC acquired Promise House a well established commercial property in Kigali Rwanda..
Looking ahead KIC is focused on:
- Large Scale Commercial Development – In line with the increasing demand for commercial spaces KIC is planning a major development for one of its prominent warehouses, B5 commonly known as New Market. This project aims to transform B5 into a commercial hub on par with Kigali City Market. The expansion will include additional retail spaces and amenities, designed to accommodate the increased foot traffic and business activity expected in the area.
